Real Pricing Before You Commit

We don’t quote “preliminary numbers” to win the deal. After programming we issue a written GMP with full allowance schedules, line-item budgets, and a clearly defined contingency. The number we sign is the number we hit.

Schedule Discipline

Critical-path scheduling with weekly milestones, framed in calendar quarters, not “sometime in spring.” Three-of-the-last-five projects delivered ahead of contract date. We publish our delivery record annually.

How much does a custom home with you cost?+

Most of our recent builds run $650–$1,400/sqft of conditioned space, fully finished, depending on lot, finish level, and outdoor program. Estate-grade waterfront homes go higher. We’ll give you a defensible budget range at your second meeting based on programming, not a guess.

How long does a custom home take?+

From signed design contract to certificate of occupancy: 18–28 months for a 4,500–8,000 sqft home in Collier County. Permitting accounts for 4–6 of those months. Estate-scale homes (10,000+ sqft) run 28–36 months. We publish a written schedule before you sign the construction contract.

Do you work outside Naples?+

Our active radius is Naples, Marco Island, Bonita Springs, Estero, and the barrier islands. We selectively take Sarasota and Boca Grande projects when scheduling and travel make sense. We do not work outside Florida.

Can you work with my architect?+

Yes — we build from outside-architect drawings regularly. We typically join in design-development to value-engineer for constructability and budget alignment. We also have an in-house architect when you want a single-team experience.

What does the warranty actually cover?+

Year one covers all workmanship and materials installed by us or our subcontractors. Years 2–10 cover structural systems (foundation, load-bearing framing, roof structure). Mechanical, electrical, and plumbing systems carry manufacturer warranties we register on your behalf.
