Kentucky requires only state licensing — about 100 hours of training. ASHI Certified Inspector status requires 250+ inspections, peer review, exam certification, and continuing education. About 12% of Kentucky inspectors hold it. We do because the bar matters.

Standard inspection (under 2,000 sqft): $385–$465. Mid-size (2,000–3,500 sqft): $465–$565. Larger or older homes (3,500+ sqft, pre-1960): $565–$785. Add-ons: radon $145, sewer scope $185, mold sampling $245. Bundle pricing on multi-add-on inspections.

How long does an inspection take?+

Average 3–4 hours onsite for a typical home. Older, larger, or more complex properties run 4–6 hours. We invite you to walk with us for the last hour to review findings live. Written report delivered inside 24 hours.

Can the seller's agent be there?+

Sellers and sellers' agents are usually not present (most listings are vacant during inspection). Buyer's agent presence is fine but not required. If you can't attend, we do a live video walk-through during inspection so you can see findings in real time.

What's included in the report?+

Cover page with property and inspector details, executive summary, prioritized findings (Major / Moderate / Maintenance), photo documentation on every issue, thermal imaging where relevant, mechanical systems status, and a maintenance recommendation appendix. Typical report runs 35–60 pages.
